The first type to avoid is an agent you are familiar with. They are your close friends or relatives. Many would not realize the disadvantage of having these people as agent. At first glance, you might think that they will serve in your behalf and protect your interest. But you might suddenly be frustrated to realize that they are just like the other agents – motivated by the commission they can earn if they close the deal.

It is good if the transaction materializes. Both you and your friend or relative will be happy. But what if it fails? You will be in a tight situation which could end the familial or friendly relation. Once you hire these people, it would be hard for you to fire them if the services rendered are not acceptable to you.

The second type of agent you must avoid hiring is a dual agent. This means that the agent engages in both buying and selling of property. There tends to cause a conflict of interest because this agent’s loyalty can easily shift.

This disadvantage is great especially for the buyer. Confidentiality of information can be relayed to the seller if this agent works for both. As he or she is keen on selling the property for possible income on commission, he may even force you to buy.

The third type you would not want to hire is an agent who has not been licensed yet. This person is not legitimate and transactions can be questionable. And the fact that he has not gained licensure can be an indication of his lack of experience or technical know-how. Your transaction with this type will be very risky.

These are negative qualities but finding the opposite will be your ideal real estate agent. If you are to engage in any transaction involving real estate , it is better to have an agent, realtor or broker but remember to qualify the chosen man – not your friend or relative, not unlicensed and not dual agent.
